Booking Terms and Our Rental Policies
The following are terms and conditions for renting a vacation home or luxury villa with Vacation Homes San Miguel.
SECURING A RENTAL HOME: Upon selection of a home or luxury villa, a rental agreement is issued to the tenant and sent by email. As each home differs, the rental agreement outlines specific terms and conditions for each individual property.
DEPOSIT: A non-refundable 50% deposit of the total rental amount including processing fee, along with the signed rental agreement is due to the Rental Agent within 7 business days. The rental reservation will not be considered binding until the deposit payment and signed rental agreement have been received by the Rental Agent for Vacation Homes San Miguel.
RENTAL BALANCE: The non-refundable rental balance including processing fee and 2% Mexican state lodging tax is due to the Rental Agent 45 days prior to occupancy, along with a refundable security deposit.
In the event a reservation is made 45 days or less prior to arrival, PAYMENT IN FULL
of the rental amount together with a refundable security deposit is required to secure a rental reservation.
SECURITY DEPOSIT: For all rental properties a refundable security deposit is required to cover possible damages and/or telephone usage.
The security deposit varies from $500 to $1500 U.S. dollars based on the rental home.
RETURN OF HOUSE KEYS and REMOTE CONTROLS:
There will be a deduction from the security deposit of $25 to $ 50 USD for each set of house keys and $75 USD for each garage or gate remote control not returned to Vacation Homes San Miguel upon check-out.
PAYMENT TERMS: Vacation Homes San Miguel does not process credit cards.
All rental funds are to be paid by a U.S. dollar personal check, a money order, wire transfer, or payment in peso equivalent.
Payments not received by their due date are subject to cancellation of the rental and funds received remain non-refundable.
ALL CANCELLATION NOTICES MUST BE IN WRITING. Cancellation of rental by tenant(s) prior to occupancy or if tenant(s) vacates prior to term of rental agreement,
no rental money will be refunded. Subletting of the property is not permitted.
TRAVEL INSURANCE: It is strongly advised to secure travel insurance at the time of booking to protect against any cancellation. Vacation Homes San Miguel does not offer
RENTAL PRICES: Prices listed are subject to change without notice.
Some listings may indicate a winter/spring high season rate increase of 15% to 20%.
HOLIDAY SEASON RATES: A 15% to 20% holiday surcharge is added to the rental cost for bookings during Christmas, New Years, and Easter holidays.
ARRIVAL and DEPARTURE:
Rentals are booked to begin any day Monday to Saturday, excluding a holiday date. Accommodating a Sunday arrival may be arranged based on travel itinerary information provided to Vacation Homes San Miguel prior to making a rental reservation and issuing the rental agreement. We will do our best but can not guarantee a Sunday arrival can be accommodated.
CHECK-IN TIME: Noon to 6 p.m.
CHECK-OUT TIME: 10:00 a.m.
Early or late check-in /check-out times must be arranged in advance, preferably at the time of your reservation and no less than 30 days prior to arrival. We will do our best to accommodate tenant(s).
HOUSE KEYS: Arrangements for the release of house keys will be established when tenant(s) travel itinerary is provided. Travel itinerary information is required no less than 30 days prior to the arrival date.
Vacation Homes San Miguel offers the services of an independent driver for transportation to and from the following airports.
Mexico City (MEX)
DRIVER: Our driver of more than 15 years is Leandro Delgado of Leandro Tours and Transportation. He has bilingual drivers whom will be scheduled when a complete travel itinerary and number of people traveling is provided to the Rental Agent.
The driver´s fare is not included in the rental price. The fare is based on the airport of arrival or departure and whether a private car or van is needed to accommodate your family or group. The driver is paid directly in U.S. dollars or peso equivalent at the time of transport.
House keys will be released only to our driver for access to the rental home.
This is important for the security of the rental home and tenant(s).
Engaging the services of our driver is strongly recommended for arrivals, providing tenant(s) ease of access into the rental home and flexibility for late check-in.
TOURS: Leandro Tours and Transportation can also be engaged for excursions to the surrounding sites, cities and beyond.
ACCOMMODATIONS: The information while deemed reliable is not guaranteed. Homes offered for rent are individually & privately owned, and reflect the tastes of each owner. Distances to and within the historic city center are approximate. Every effort has been made to assure accurate descriptions. Changes in inventory or items and/or decor occur from time to time and such changes will not void or alter the terms in the rental agreement.
Vacation Homes San Miguel and the Owner are not responsible for conditions outside the rental home. Common noises heard in San Miguel include church bells, barking dogs, roosters crowing, parades, fiestas, fireworks, and construction. Agent and Owner have no control over “Acts of God” which would affect the rental home or environment.
OCCUPANCY: This is restricted to the number of occupants as described with each house listing. Any use of the home for other than residential purposes, such as weddings, receptions, parties or functions held on the premises, are not permitted without prior notice to Vacation Homes San Miguel and with consent of the Owner.
PETS: Regrettably our rental homes do not allow pets.
SMOKING: All homes and villas are designated as non-smoking properties.
All smoking is restricted to outside areas.
TELEPHONE: Rental homes are equipped with a landline telephone. Deductions will be taken from the security deposit for telephone calls placed from the house phone which exceed measured calls beyond 100 free local calls, calls placed to a cellular phone number (Mexican or International number), 800# calls, and long distance National and International calls, plus 16% Mexican tax on ALL telephone calls. A copy of the telephone bill for the rental period will be provided to tenant(s) when deductions are taken from the security deposit.
Vonage or Magic Jack (VoIP) phone line: Some rental homes have a Vonage or Magic Jack (VoIP) phone for tenant(s) to use during their stay. Calls placed and received from this number are free of charge to the USA and Canada, for the designated amount of minutes indicated in the rental agreement.
CLEANING: Household items (ie. toilet paper, laundry and dish soap, and cleaning supplies) are provided for tenant(s) arrival only and are to be replenished by tenant(s) during the rental period.
The rental home will be cleaned prior to tenant(s) arrival, during the rental, and again after tenant(s) departure. Maid service days and hours varies per rental home.
MAINTENANCE AND REPAIRS: We make every effort to ensure that all equipment within each rental home is in working order. In the event of a breakdown, the property manager and/or owner will strive to repair it as soon as possible after being notified of a problem. We cannot guarantee that televisions, appliances, satellite dish service, Wi-Fi equipment and access, etc. will not break down or be interrupted during your stay and therefore, no refunds or adjustments will be made for mechanical failure. Furthermore, there will be no refunds or adjustments made for any other unexpected situations beyond the control of our agency or the Owner.
